What to know before you fence in McKinney

McKinney was the fourth-fastest-growing large city in the country from 2010 to 2019, so a huge share of its fences sit on newer lots in master-planned communities. Downtown is a different story, with a historic district and its own limits. Here is how the city's code sets things up.

McKinney city rules

  • Side and rear yard fences can be up to 8 feet 6 inches. Front yard fences are limited to 4 feet and must be at least 50% open.
  • In the Historic Overlay District, side and rear fences are limited to 6 feet 8 inches unless a special exception is granted.
  • A permit is required for any new fence or change to one, with a site plan, and the finished fence must be inspected.
  • Fences next to a screening wall must match its height unless a special exception is granted.
  • Stone, masonry or brick walls over 4 feet must be engineered and sealed by a Texas PE.

Pool fences in McKinney

  • Residential pool enclosures must meet the fencing standards of the International Swimming Pool and Spa Code.

McKinney neighborhoods and HOAs

Stonebridge Ranch covers more than 5,000 acres and 70 villages, and its HOA actively posts compliance and inspection notices, while Trinity Falls and Craig Ranch have their own community standards. Trinity Falls lots often back onto a 350-acre natural park, where the fence line has to work with trees and open space. We start with your HOA's written fence spec, get the approval, and then pull the city permit.

City rules change. We check the current requirements for your address before we quote and walk you through the permit.

The part nobody tells you

A fence does not fail because of the wood. It fails because of how it is set.

Most of North Texas sits on expansive clay that swells after rain and shrinks in the August heat. Posts set shallow get pushed a little every season, which is why so many McKinney fences start leaning after a few summers, whatever they are made of. We set posts deeper than code minimum in real concrete, and the owner checks the line before the crew leaves.

Just moved in to McKinney?Get the yard closed in before the dog and the kids are turned loose, built once and built right.
Old fence giving up?Leaning posts, rot or storm damage. A fence inspection tells you honestly whether it is a repair or a replacement.
Privacy, pool or resale?Taller privacy, pool-code gates or curb appeal before you list, with your HOA and Collin County city rules checked first.
