What to know before you fence in Garland

Garland passed 10,000 residents by 1950, so the central neighborhoods carry postwar lots and fences that have been rebuilt more than once, while the east side runs out to Lake Ray Hubbard. The southeast part of the city also took a direct hit from the EF4 tornado of December 26, 2015, which is a good reminder that post setting matters here. Before any of that, Garland has clear triggers for when you need a permit.

Garland city rules

  • Residential fences can be up to 8 feet, measured from the grade on your side of the fence.
  • Front yards allow wood or wrought iron up to 3.5 feet with open spacing, or brick or masonry up to 2.5 feet. No cinder block.
  • A permit is needed for a fence where none existed, any change in height, location or materials, any fence on a corner lot, or a rear yard with a pool.
  • On corner lots, a fence you cannot see through needs a visibility clip.

Garland neighborhoods and HOAs

Garland is a mix. Firewheel Estates, Fairways at Firewheel, Spring Park beside Sherrill Park Golf Course and the Valley Creek associations off Firewheel Parkway all have HOAs, but older central streets from the postwar years may have no association at all. If you are in an HOA we work from its written fence spec and confirm approval first. If you are not, we match the height and line of the fences already on your block so the new run fits.

City rules change. We check the current requirements for your address before we quote and walk you through the permit.

The part nobody tells you

A fence does not fail because of the wood. It fails because of how it is set.

Most of North Texas sits on expansive clay that swells after rain and shrinks in the August heat. Posts set shallow get pushed a little every season, which is why so many Garland fences start leaning after a few summers, whatever they are made of. We set posts deeper than code minimum in real concrete, and the owner checks the line before the crew leaves.

Just moved in to Garland?Get the yard closed in before the dog and the kids are turned loose, built once and built right.
Old fence giving up?Leaning posts, rot or storm damage. A fence inspection tells you honestly whether it is a repair or a replacement.
Privacy, pool or resale?Taller privacy, pool-code gates or curb appeal before you list, with your HOA and Dallas County city rules checked first.
