What to know before you fence in Mesquite

Mesquite started in 1873 as a railroad depot town, and its name may come from the mesquite trees that grew here or from nearby Mesquite Creek. Neighborhoods range from older subdivisions like Town East Estates and Tealwood to newer land around Solterra. Mesquite's fence code is detailed, and a few of its rules catch people off guard.

Mesquite city rules

  • Rear yard and alley-line fences can be up to 8 feet, and side yard fences up to 8 feet as far as the building line.
  • Front yards are limited to 3.5 feet with at least 50% through-vision. Stockade fences are not allowed in front yards.
  • A permit is required for any fence over 2 feet, for replacing 50% or more of a lot's fencing, or for changing materials, height or location.
  • Replacing less than 50% with the same material in the same spot needs no permit.
  • Fences are not allowed in floodplain or dedicated drainage easements in subdivisions platted after August 26, 1999.

Pool fences in Mesquite

  • Mesquite uses the International Swimming Pool and Spa Code with local amendments.
  • Residential pool barriers must be at least 48 inches tall, measured on the side away from the pool.

Mesquite neighborhoods and HOAs

Most Mesquite neighborhoods are not HOAs. The city counts only 13% of its registered neighborhoods as homeowners associations, with places like Solterra, Falcons Lair and Ridge Ranch among them. On a non-HOA street such as Creek Crossing, city code sets the limits and we line the new fence up with what your neighbors already have. Inside an HOA, we build to the association's written spec once it signs off.

City rules change. We check the current requirements for your address before we quote and walk you through the permit.

The part nobody tells you

A fence does not fail because of the wood. It fails because of how it is set.

Most of North Texas sits on expansive clay that swells after rain and shrinks in the August heat. Posts set shallow get pushed a little every season, which is why so many Mesquite fences start leaning after a few summers, whatever they are made of. We set posts deeper than code minimum in real concrete, and the owner checks the line before the crew leaves.

Just moved in to Mesquite?Get the yard closed in before the dog and the kids are turned loose, built once and built right.
Old fence giving up?Leaning posts, rot or storm damage. A fence inspection tells you honestly whether it is a repair or a replacement.
Privacy, pool or resale?Taller privacy, pool-code gates or curb appeal before you list, with your HOA and Dallas County city rules checked first.
