What to know before you fence in Prosper

Prosper went from 9,423 residents in 2010 to 30,174 in 2020, and new communities are still going up across town. The town also writes more fence detail into its code than most of its neighbors, down to post gauge and wood species. Here is what applies before a Prosper fence goes in.

Prosper city rules

  • Fences can be up to 8 ft tall, measured from grade.
  • A permit is required before building or altering a fence. Repairs of 16 linear feet or less in a 12-month period do not need one.
  • Wood fences visible from a street must be board-on-board with a top rail, with posts and rails facing away from the street.
  • Next to parks, trails or open space, the fence must be ornamental metal, tubular steel or split rail with at least 50% through-vision.
  • Chain link is not allowed in any residential front yard, and residential chain link must be vinyl-coated.

Pool fences in Prosper

  • Residential pool and spa permits are reviewed under the 2021 International Swimming Pool and Spa Code and the 2021 IRC.
  • The town's pool permit packet includes a Certification of Residential Pool Protection Device Installation, so plan the barrier with the pool.

Prosper neighborhoods and HOAs

Communities like Windsong Ranch, Star Trail, Whitley Place and Gentle Creek Estates each carry their own HOA fence standards on top of the town code. Because Prosper requires open metal or split rail along parks and trails and board-on-board wherever wood faces a street, many lots end up needing two fence styles. We check HOA approval first, then build each run to the written spec and the town rule that applies to that side of the lot.

City rules change. We check the current requirements for your address before we quote and walk you through the permit.

The part nobody tells you

A fence does not fail because of the wood. It fails because of how it is set.

Most of North Texas sits on expansive clay that swells after rain and shrinks in the August heat. Posts set shallow get pushed a little every season, which is why so many Prosper fences start leaning after a few summers, whatever they are made of. We set posts deeper than code minimum in real concrete, and the owner checks the line before the crew leaves.

Just moved in to Prosper?Get the yard closed in before the dog and the kids are turned loose, built once and built right.
Old fence giving up?Leaning posts, rot or storm damage. A fence inspection tells you honestly whether it is a repair or a replacement.
Privacy, pool or resale?Taller privacy, pool-code gates or curb appeal before you list, with your HOA and Collin County city rules checked first.
