Why Estrada

Laying out a kitchen on a new lot

New communities are still going up across Prosper, and many of those homes have room out back for more than a grill parked on the patio. A built-in kitchen with counter space, a sink and storage lets the cook stay outside with family and guests instead of carrying trays back and forth.

On a new Prosper lot we start with a tape measure, not a catalog. The town wants every distance on the site plan, so we stake the island, check the street side on key lots and mark each gas and water stub before you choose appliances. Then each grill maker’s spacing goes into the layout, and the plan goes to your HOA and the town in the right order. If the house is on septic, we add that piece to the filing early.

  • Site and construction plans drawn for you
  • Sink now or later, planned either way
  • Gas and water stubs sized for add-ons
  • Stone matched to your community’s look
  • Fire feature spacing drawn on the same plan

Design first

A rendering before the first block

Stone color, counter height and the bar overhang are hard to judge from a sample board. On request, we draw the kitchen in 3D so you can see those choices together and change them early.

Before you build an outdoor kitchen in Prosper

  • Prosper has its own outdoor kitchen permit, filed online as an accessory submittal. The town calls it an outdoor kitchen when it has a sink and a grilling station when it does not, and either one needs a site plan showing the distance to every property line and to the house.
  • The construction plan lists the length, width, height and materials, the layout of every appliance, each electrical outlet, and the location and size of the gas and water lines, marking whether each stub out already exists. On a septic lot, a Collin County OSSF permit is part of the submittal.
  • The kitchen has to sit at least 3 feet from any property line, and on a key lot it also has to respect the building setback along the side street. Every grill or other heat-producing appliance needs the manufacturer’s clearance to combustibles on file, so we confirm the placement for your lot with the town.
  • If a fire pit goes in next to the kitchen, a wood-burning pit needs 10 feet of clearance to the house, wood fences, arbors and other combustibles, measured from its inside edge, with a burn bowl no bigger than 36 inches across and 24 inches high. A gas fire feature can sit closer only when its installation guide says so.

Prosper HOAs

Windsong Ranch, Star Trail, Whitley Place and Gentle Creek Estates each have their own HOA, and associations like these typically review exterior additions like outdoor kitchens before work starts. Estrada matches the stone and counter finishes to the house and prepares the plans for the HOA submission.

Common questions in Prosper

Will I need a city permit for an outdoor kitchen in Prosper?

The town has a permit type made for outdoor kitchens and grilling stations, and septic lots add a county permit. Estrada draws the construction plan, files the submittal online and handles any county piece.

If we skip the sink now, can we add one later in Prosper?

Yes, but adding a sink changes what the town calls the build, so it means a new submittal. The easier path is to run water and drain stubs now and cap them. The later sink then becomes a hookup, not a dig through a finished patio. We confirm the steps with the town when you are ready.

How do I keep a narrow new lot from running out of room?

Pick the grill early. Each maker sets its own required spacing from anything that burns, and a large unit can need more room than the counter around it. With the grill chosen, we draw the island to scale on your lot and show where seating fits before anything else is ordered.

Should the fire pit be gas or wood if it sits near the kitchen?

Near a grill island, gas is usually easier to fit, since a wood pit needs more open space around it. Wood suits owners with a deep yard. Your HOA may weigh in on either one, so we draw both options on the plan and let you compare before filing.
