Why Estrada

Shade between the house and the alley

University Park has been fully built out for decades, and its deep, alley-loaded lots leave a back yard between the house and the garage that is often the only private outdoor space. A well-built cover turns that yard into shade you can use most of the year.

Here the cover shares the strip behind the house with the alley garage, so every foot counts. We work out how much room the coverage limit leaves before you settle on a design, then size the roof and eaves to fit inside it. We also mark where the garage door, gate and trash path sit, so posts never block the trip you make every day. The application then goes in complete and stays out of the rejected pile.

  • Cover laid out around the alley garage
  • Shade along the walk from house to garage
  • Full detail set ready for the city’s intake meeting
  • Fixture spots settled before the packet goes in
  • Insulated roof that keeps the yard cooler

A rendering before the first post

It is available on request for University Park projects, so just ask.

Before you build a patio cover in University Park

  • University Park requires a permit for every accessory structure before it is built, and the Community Development Department sets the setbacks, materials and height limits for your lot. We confirm those with the city before we draw anything.
  • The city’s residential submittal packet applies to house additions and detached accessory structures, and since January 1, 2025 each application goes through a mandatory completeness meeting where it is either accepted for plan review or rejected for missing information.
  • Plans have to show the distance of every structure from the property lines and a structure coverage calculation for the rear half of the lot that includes roof overhangs, and the city treats anything 30 inches or taller as a structure. Once plans are approved, the cover has to be built to them.
  • Adding a permanently wired light fixture or outlet requires an electrical permit, and University Park requires those permits to be pulled by licensed contractors.

University Park HOAs

Streets around Snider Plaza, SMU and Preston Center fall under city review rather than HOAs, so the city’s plan review is the approval that matters. We match the roof pitch, shingle or metal finish and trim color to the house and size the cover to fit the rear-yard coverage the city allows.

Common questions in University Park

How does University Park handle permits for a patio cover?

Every cover needs a permit, and the application has to clear a completeness meeting before plan review even begins. Estrada brings a full, accurate plan set so it is accepted on the first pass.

How do we keep the application from being sent back?

Give us your choices early: roof style, fan and light spots, and any outlets you want. A packet missing one of those can be turned away at intake. We assemble the survey, the distances and the coverage numbers, and we walk through the full set with you before it goes in.

What if we change our minds during the build?

Small choices like fan models are easy. Changes to size, height or post locations are different, because the city expects the finished cover to match what it approved. Those changes go back through review, so we settle the layout with you before anything is submitted.

Is a cover worth it in such a small yard?

Often more than in a big one. When the back yard is your one private spot outdoors, shade over even part of it makes it usable through the summer. We size the roof to leave open lawn or planting beside it, so the yard does not feel crowded.
