Why Estrada

Planned around coverage and night sky

Fairview is built around larger, country-style lots, and many homes there have generous back yards with plenty of open sky and little shade. A cover off the back of the house gives that space a sheltered spot for meals and evenings without giving up the open feel of the lot.

On an estate lot the limit is rarely open space. It is the coverage total the town tracks for every lot. So at the first visit we tally what already sits on yours and size the cover against what is left, before you settle on a footprint that cannot pass. From there the design follows the house. Posts go on proper footings, attached covers are flashed into the roofline, and the roof line is kept low enough to leave the open sky around it.

Before you build a patio cover in Fairview

  • Fairview handles additions, pergolas and detached accessory structures on one residential permit application, which asks for the total square footage under roof. Some project types need extra forms, so we confirm the full submittal with the town’s permits department before we apply.
  • The town caps the ground covered by all buildings and impervious surfaces at 35 percent of the lot in RE-1, 30 percent in RE-1.5 and 25 percent in RE-2 and RE-3, and the addition packet includes a notarized form that totals the house pad, driveway, pool and accessory buildings against that limit.
  • Lights under a cover fall under the town’s outdoor lighting ordinance. The packet includes a lighting conformance certification, fixture details are submitted for review, and separate subcontractor permits are required for trade work such as electrical.
  • The accessory structure packet also carries a grading and drainage affidavit, in which the owner certifies that the lot grading will stay consistent with the submitted plans.

Fairview HOAs

Heritage Ranch is a gated community on private streets and Sloan Creek Estates is newer construction with a cohesive look, and communities like these typically review exterior additions such as patio covers. Thompson Springs, Oakwood Estates and Hawks Wood each have their own character too. Estrada matches the roof pitch, the shingle or metal finish and the trim color to the house and prepares the plans for any HOA submission.

Common questions in Fairview

How does Fairview handle permits for a patio cover?

Fairview’s application never names patio covers, so we confirm with town staff whether yours files as an addition or a detached structure. Estrada then handles the forms, including the coverage and lighting paperwork.

What should I gather before applying for a Fairview cover permit?

Your survey is the best starting point, since the coverage form totals everything already on the lot. Bring plans for any pool or driveway added after the house was built. You also sign the drainage affidavit as owner, so we walk the slope of the yard with you before you sign it.

What if my lot is already close to its coverage limit?

Then the shape of the cover matters. The town packet does not say how a roof over an existing patio is counted, so we ask before you commit. If the numbers are tight, a narrower cover centered on the main back door often gives most of the shade you were after.

Can I add fans and lights to the cover later?

You can, though it likely means its own electrical permit and another lighting review. Running wire while the ceiling is still open is far simpler. If you are unsure, we can set boxes in the framing now so fixtures go up later without tearing into the finished ceiling.
