Why Estrada

Fitting a kitchen into an established yard

Plano has plenty of big trees, and many established back yards already have the shade that makes cooking outside comfortable on a summer evening. A built-in kitchen with a grill, a sink and real counter space turns that patio into a second kitchen instead of a place to carry plates to.

Older Plano yards come with a finished patio, grown trees and utilities already in the ground. We start by walking the yard to see where new water and power can reach the island with the least digging, and where roots make trenching a bad idea. Then we decide whether the island sits on the old slab or beside it. If you want fire close by, we steer toward gas, since the city’s wood fire distance rules out most spots near a kitchen.

  • Root zones mapped before any trenching
  • Island sized to your existing patio
  • Tree shade worked into the layout
  • Gas fire feature planned with the kitchen
  • Plans ready for deed restriction review

Design first

See your outdoor space before we build it

An outdoor kitchen is easier to get right when you can see it in place. If it helps you decide, we can put together a 3D rendering of the layout, counters and finishes next to your patio.

Just ask for one when we come out to your Plano home to measure.

Before you build an outdoor kitchen in Plano

  • Plano has no separate outdoor kitchen checklist, but its permit list covers all new electrical and plumbing work. Only replacing switches, plugs or fixtures on existing wiring and plumbing is exempt, so new outdoor outlets and a new sink line go through permitting.
  • If the kitchen includes a gas fire feature, Plano’s outdoor gas appliance permit applies. It takes two sets of drawings, a site plan at 1 inch to 20 feet showing the distance to the fence line and every building, and the manufacturer’s installation instructions, which set the minimum distance to combustibles.
  • Plano does not allow a fire pit that is only an open gas line; it has to hold an approved outdoor appliance or listed gas logs. A wood fire needs 25 feet from any structure or combustible material, so next to a kitchen we usually plan a gas fire feature instead.
  • An outdoor fireplace is treated as an accessory building. It needs a 5-foot setback from side and rear lines that border other homes, or 3 feet along an alley or open area, cannot go in the street-side yard of a corner lot, and needs a spark arrestor plus an engineered foundation or the city’s standard detail.

Plano HOAs

Large mandatory associations like Spring Ridge, Ridgeview Ranch, Deerfield and Kings Ridge typically review exterior additions like outdoor kitchens, and Plano’s own permit handouts tell owners to check their deed restrictions with the HOA. Estrada matches the stone and counter finishes to the house and prepares the plans for the HOA submission.

Common questions in Plano

Does Plano require a permit for an outdoor kitchen?

For the parts that matter, yes. Plano has no kitchen checklist, but new outdoor outlets, sink plumbing and any gas fire feature are all permitted work. Estrada files each permit and prepares the drawings.

How much of my old patio can the kitchen reuse?

Often a good part of it. We check the slab for cracks and settling, and whether the new lines can get to the island spot without cutting through it. When the slab is sound, the island can sit on it. When it is not, we build beside it on a new footing.

What should I ask my HOA before planning a kitchen in Plano?

Ask for the deed restrictions in writing and whether the board reviews kitchens, fire features or both. Some associations care about what shows from the street or the alley. Bring their answer to the design visit, and we draw the plan to match so the board sees one clean submission.

Will trenching for gas and water hurt my big trees?

It can if a trench cuts through major roots close to the trunk. We route lines around the root zone where we can, even when the path gets longer, and keep the island out from under heavy limbs. Tell us which trees matter most and we plan around them first.
