What to know before you fence in Rowlett

Rowlett sits on Lake Ray Hubbard, and most of its homes went up after the lake was finished in 1971, as the town grew from about 1,600 people in 1973 to more than 44,000 by 2000. The December 26, 2015 EF4 tornado also hit Rowlett hard, so a solidly set fence is more than a nice-to-have here. Rowlett keeps its fence rules short.

Rowlett city rules

  • Side and rear yard fences can be up to 8 feet unless zoning says otherwise. Front yards are limited to 36 inches.
  • Key lots are limited to 36 inches in both front yards.
  • A permit is required for a new fence or alterations. Repairs or changes of 25% of the fence area or less do not need one.
  • Corner lots where a street meets an alley need an 8 foot visibility triangle.
  • External bracing cannot be used in place of fixing the posts.

Pool fences in Rowlett

  • Pools, spas and hot tubs must be fully enclosed by a fence or wall at least 48 inches high with no gaps over 4 inches.
  • Gates must be self-closing and latching, with the latch in the upper quarter and at least 45 inches above the ground.
  • A temporary fence is required from the start of excavation.

Rowlett neighborhoods and HOAs

Waterview is one of Rowlett's largest master-planned developments, Bayside is a newer lakefront community with a master property owners association, and Lake Park has its own owners association. Neighborhoods like Vineyards and Lake Shore Village are worth checking too. Before we build, we confirm whether your lot falls under an association, get its written fence standard if it does, and then match the fence line your neighbors already have.

City rules change. We check the current requirements for your address before we quote and walk you through the permit.

The part nobody tells you

A fence does not fail because of the wood. It fails because of how it is set.

Most of North Texas sits on expansive clay that swells after rain and shrinks in the August heat. Posts set shallow get pushed a little every season, which is why so many Rowlett fences start leaning after a few summers, whatever they are made of. We set posts deeper than code minimum in real concrete, and the owner checks the line before the crew leaves.

Just moved in to Rowlett?Get the yard closed in before the dog and the kids are turned loose, built once and built right.
Old fence giving up?Leaning posts, rot or storm damage. A fence inspection tells you honestly whether it is a repair or a replacement.
Privacy, pool or resale?Taller privacy, pool-code gates or curb appeal before you list, with your HOA and Dallas County city rules checked first.
