On open acreage that runs toward the lake, a cover has room to be large, but it also stands in full sun and wind with little to block either. Serving Sunnyvale and all of Dallas County.

Sunnyvale started with one-acre single-family lots and still has big, open back yards running toward Lake Ray Hubbard. There is room on those lots for a large attached cover or a freestanding one out by the pool, and open ground means the structure takes full sun and wind.
With an acre or more to work with, the cover can be wide enough for a dining table and a sitting area, or stand on its own out in the yard. Open ground gives the wind a long run at it, and the town took an EF-4 tornado in 2015, so we set posts on deep footings and tie the frame down to them. We also settle early which permit path the town will use, since that decides how much foundation detail the plans carry.

A long insulated roof across the back of a large home.
A standalone roof out in the yard, anchored for open wind.
A gable cover drawn to suit the larger homes in the community.
Ceiling fans and lights wired under a roof that faces full sun.
Not sure how a cover will look on your house? If it helps you decide, we can put together a 3D rendering first, so you can check the roofline, posts and finishes and change them before anything is built.
Just ask for one when we come out to your Sunnyvale home to measure.

Much of Sunnyvale is open acreage with no HOA, while communities like Stone Canyon, which runs under planned-development guidelines, and Stoney Creek have their own standards. Wherever an association exists, the town asks for its approval letter with the permit. On any lot, Estrada matches the roof pitch, shingle or metal finish and trim color to the house and prepares the plans the town and any HOA need to see.

The town permits all home construction but never names patio covers, so we ask Sunnyvale which category yours fits before filing. Estrada then handles the online application and supporting documents.
With placement. On a big lot the cover can go almost anywhere, so we look at where the afternoon sun lands, which way the wind usually comes from and how far you want to walk from the kitchen. Once the spot is set, we draw the site plan and file the application with the town for you.
Size the cover with the whole house in mind. On a home already close to the town’s sprinkler threshold, a large roofed patio can push the total over. We add up the area under roof before settling on dimensions, and we ask the town whether a freestanding cover changes the count.
Yes. We run power from the house to the freestanding cover, so fans and lights work the same as under an attached roof. Pick the switch locations before we start, because that line goes in with the footings and is harder to add once the yard is finished.
We walk your Sunnyvale yard, give you a straight price, and show you how the cover is built and tied in.
