Why Estrada

One permit, one crew, fence included

Farmersville runs from older lots around the historic square out to newer property toward Lavon Lake, and many of those yards have room for more than a small slab. A covered patio adds shade and a place to sit that holds up to North Texas sun and storms.

Most Farmersville covers come down to one choice: where in the yard they go. We walk the lot with you and weigh the shade, the path from the back door and how near the cover would land to the property line. Land it close and the city wants a solid screening fence on that line, and since Estrada builds fences too, our in-house crews can handle both under one plan. Attached covers are flashed into the roofline instead.

Design first

See your cover before we build it

Not sure how a cover will look on your house? If it helps you decide, we can put together a 3D rendering first, so you can check the roofline, posts and finishes and change them before anything is built.

Just ask for one when we come out to your Farmersville home to measure.

Before you build a patio cover in Farmersville

  • Farmersville issues a specific Patio Cover/Pergola/Carport/Deck permit, electrical work is permitted separately, and licensed contractors must register with the city before any permit is issued.
  • A cover attached to the house has to meet all the rules that apply to the house itself, and no accessory building can go in the required front yard, an easement or a right-of-way.
  • A detached cover has to sit at least 3 feet from the side and rear lot lines and cannot go in the side setback on a street-facing side. In a required side or rear yard it is limited to 10 feet tall at the top plate.
  • If a detached structure sits less than 10 feet from the side or rear lot line, the city requires a 6-foot solid fence or wall on that line to screen it, which we can build along with the cover.

Farmersville HOAs

Farmersville has few HOA communities, so the city permit is usually the only review a patio cover needs. We match the roof pitch, shingle or metal finish and trim color to the house so the cover reads as part of the original home, and we prepare the plans the city asks for.

Common questions in Farmersville

Does Farmersville issue a permit for patio covers?

The city has a specific permit for covers, and electrical gets filed on its own. Estrada registers with Farmersville before filing, handles both permits and can build any screening fence the code calls for.

Who handles the Farmersville paperwork?

We do, including the contractor registration the city requires. You mainly decide where the cover goes and how it looks. The accessory building rules are written for buildings in general, so we check with the city how they read on your cover before we file.

Is it better to attach the cover or set it apart?

Attached keeps you dry stepping out of the house and follows the same rules as the house. A detached cover can sit where the shade is best, but the closer it lands to a lot line, the more limits come with it. We sketch both so you can compare.

Will a new cover look out of place on an older home near the square?

Not when it is built to match. We study the existing roof slope, eave depth and trim profile, then carry them onto the cover so it looks original. On an older house we also check the condition of the framing where the cover will tie in.
