Why Estrada

Big lots, open sky, strong wind

Sunnyvale started with one-acre single-family lots and still has big, open back yards running toward Lake Ray Hubbard. There is room on those lots for a large attached cover or a freestanding one out by the pool, and open ground means the structure takes full sun and wind.

With an acre or more to work with, the cover can be wide enough for a dining table and a sitting area, or stand on its own out in the yard. Open ground gives the wind a long run at it, and the town took an EF-4 tornado in 2015, so we set posts on deep footings and tie the frame down to them. We also settle early which permit path the town will use, since that decides how much foundation detail the plans carry.

Before you build a patio cover in Sunnyvale

  • The Town of Sunnyvale requires permits for all residential construction, and every application is filed online through the town’s permit portal.
  • The town files additions under its residential building permit and structures like pergolas, gazebos, cabanas and carports under its accessory structure permit. Patio covers are not named, so we confirm with the town which permit your cover falls under.
  • An accessory structure application needs a detailed site plan, a foundation plan where applicable, structure details and an HOA approval letter. If the cover is filed as an addition, the town’s list for residential building permits also calls for an engineered foundation design.
  • Sunnyvale counts patios and porches under roof when it measures a home for its fire sprinkler rule, which applies to homes of 5,000 square feet or more. On a large house near that line, we check the total before adding a big attached cover.

Sunnyvale HOAs

Much of Sunnyvale is open acreage with no HOA, while communities like Stone Canyon, which runs under planned-development guidelines, and Stoney Creek have their own standards. Wherever an association exists, the town asks for its approval letter with the permit. On any lot, Estrada matches the roof pitch, shingle or metal finish and trim color to the house and prepares the plans the town and any HOA need to see.

Common questions in Sunnyvale

Which Sunnyvale permit covers a new patio cover?

The town permits all home construction but never names patio covers, so we ask Sunnyvale which category yours fits before filing. Estrada then handles the online application and supporting documents.

Where do we start on an acreage lot with no HOA?

With placement. On a big lot the cover can go almost anywhere, so we look at where the afternoon sun lands, which way the wind usually comes from and how far you want to walk from the kitchen. Once the spot is set, we draw the site plan and file the application with the town for you.

We have a big house. What changes if we want a very large cover?

Size the cover with the whole house in mind. On a home already close to the town’s sprinkler threshold, a large roofed patio can push the total over. We add up the area under roof before settling on dimensions, and we ask the town whether a freestanding cover changes the count.

Can a cover out by the pool have fans and lights?

Yes. We run power from the house to the freestanding cover, so fans and lights work the same as under an attached roof. Pick the switch locations before we start, because that line goes in with the footings and is harder to add once the yard is finished.
