Why Estrada

Built for the view out back

Many Irving back yards face water, greenbelts or levee land, from the Las Colinas canals up to Valley Ranch, and those views are best enjoyed from shade. A solid cover tied into the house gives you a place to sit out there through a Texas summer.

Most Irving homes are brick, so the cover gets its strength from the roof framing above the wall. Before we design anything, we check the attic to see which way the rafters run and how much room the eave leaves for a tie-in. Then we walk the back line with you, because on view lots the easement often decides how deep the cover can reach. Seating gets planned toward the water or greenbelt first, and the roof shape follows from there.

  • Attic check of rafter direction before design
  • Seating layout aimed at the view
  • Fan boxes framed in during construction
  • Roof shape chosen to suit your eave line
  • Owner on site, in-house crew, written warranty

What we build

Patio cover options in Irving

View-Facing Attached Cover

Runs along the back of the house so seating faces the water or greenbelt.

Raised Rafter Gable

A gable framed off the existing rafters that opens up the ceiling over the table.

Compact Freestanding Shade

A standalone cover on its own posts, set out where the view is best.

Hidden Wiring Ceiling

Fans, lights and outlets run inside the framing so no conduit shows.

Design first

See your cover before we build it

Not sure how a cover will look on your house? If it helps you decide, we can put together a 3D rendering first, so you can check the roofline, posts and finishes and change them before anything is built.

Just ask for one when we come out to your Irving home to measure.

Before you build a patio cover in Irving

  • The City of Irving requires a permit to install a patio cover, the application goes through the city’s MGO permit portal, and any contractor doing the work has to be registered with Irving.
  • A cover cannot be built in any required front, side or rear yard setback or over an easement, and its square footage counts toward your lot’s maximum lot coverage. We confirm the numbers for your lot with the Inspections Department before we draw the plan.
  • Irving does not allow the new roof to attach to brick or other veneer, so the plans have to show how the cover ties into the existing roof framing and how each post is anchored, with footing depths.
  • Ceiling fans, switches or new outlets under the cover have to be shown on the electrical plan at submittal, and the job closes out with a final inspection once the work is complete.

Irving HOAs

Las Colinas homes fall under The Las Colinas Association and Valley Ranch homes under the Valley Ranch Association, while Hackberry Creek and Cottonwood Valley each have their own homeowners association. Associations like these typically review exterior additions such as patio covers, and Irving’s own guidelines point owners to their HOA for deed restriction requirements. Estrada matches the roof pitch, the shingle or metal finish and the trim color to your house and prepares the plans for the HOA submission.

Common questions in Irving

Do I need a permit for a patio cover in Irving?

You do, and Irving’s guidelines list no size exemption, so even a modest cover goes through review. Estrada files it on the city portal under its contractor registration.

What should I have ready before Irving reviews my patio cover plans?

A copy of your survey or plat helps most, since it shows the lines we design around. If you belong to an association, start that review at the same time as ours. We supply the drawings, the roof tie-in detail and the electrical layout, and our registered crew handles the city filing.

My lot backs onto a greenbelt. How far toward it can the cover reach?

That depends on where the easement and setback fall on your plat, and on how much of the lot the house already covers. We pull those lines first, then show you the deepest cover that fits. If it comes up short, a wider and shallower cover often shades the same amount of seating.

Can I add fans or a TV outlet after the cover is finished?

You can, but it is easier up front. Irving wants the electrical shown when the plans go in, so adding it later usually means another review. Tell us now about fans, lights, a TV spot or a heater outlet, and we frame the boxes in while the ceiling is still open.
